The Twin Cities metro area continues to offer excellent options: maintenance-free condos in communities like Blaine, Andover, Lino Lakes, White Bear Lake, and Maple Grove; and beautifully maintained smaller single-family homes in walkable, established neighborhoods close to lakes, trails, and town centers. There has never been a better time to explore what's out there.

I want to be honest with you about something that doesn't always get said enough in real estate conversations: leaving a longtime family home is emotionally significant, and it's completely normal to feel a complicated mixture of grief, nostalgia, excitement, relief, and uncertainty sometimes all in the same afternoon. I've sat across the kitchen table from clients who were absolutely certain they were ready to move, only to have a wave of emotion wash over them when they started sorting through a closet. Many of my clients are surprised to discover that the search for a smaller home actually requires more careful thought than the search for a larger one, because every square foot needs to earn its place. Here are the key priorities I walk through with every downsizing client, and the questions worth asking yourself as you think through each one:

  • Single-level living. For many clients, a one-story floor plan is the single most important feature on their list whether that's for current convenience, a preference to avoid stairs, or the practical wisdom of planning ahead for the years to come. The Twin Cities market has excellent inventory in this category, from ranch-style single-family homes in established neighborhoods to purpose-built one-level condos and villas in active adult communities. If main-floor living matters to you, we'll make it a non-negotiable filter from day one.
  • Low-maintenance exterior. One of the most frequently cited motivations for downsizing in Minnesota is the desire to escape the relentless cycle of yard work, gutter cleaning, driveway sealing, and exterior painting. Look for HOA-managed communities, townhomes, or condos where lawn care, snow removal, and exterior upkeep are handled for you. Paying a monthly HOA fee of $300–$400 is often a bargain compared to the time, physical effort, and contractor bills associated with maintaining a larger property on your own.
  • Proximity matters more than you might think. Many clients are surprised by how significantly location shapes day-to-day quality of life once they're no longer commuting to an office. Consider closeness to family, especially grandchildren, to your primary care physicians and specialty healthcare providers, to grocery and dining options you enjoy, and to recreational amenities that align with how you want to spend your time: lakes, golf courses, walking trails, libraries, arts centers, or houses of worship. The Twin Cities metro is rich in all of these, and finding the right neighborhood can make your daily life feel genuinely joyful.
  • HOA considerations (read before you commit). Homeowners associations offer real predictability and significantly reduced maintenance responsibility, but they are not without nuance. Before committing to any HOA community, I'll help you review the association's rules and restrictions (pet policies, rental limitations, exterior modification guidelines), monthly and special assessment fee history, reserve fund health, and meeting minutes to check for any known disputes or upcoming large expenses. A well-run HOA is a wonderful thing; an underfunded one can be a costly surprise.
  • Condo vs. townhome vs. smaller single-family. Each option carries meaningfully different tradeoffs. A condo typically offers the lowest exterior maintenance responsibility, lock-and-leave convenience ideal for travelers, and often includes amenities like fitness rooms or underground parking — but comes with shared walls, association rules, and potentially higher monthly fees. A townhome usually offers more square footage, a private garage, and a small outdoor space while still benefiting from HOA maintenance. A smaller single-family home gives you maximum privacy and autonomy but requires more self-managed upkeep. I'll help you weigh these tradeoffs clearly against your lifestyle preferences and financial picture so you don't compromise on what matters most.
  • Future-proofing your next home. One of the wisest things you can do during this search is think not just about your life today, but about your life 10 to 15 years from now. Look for features that support aging in place: wide doorways (36 inches is the accessible standard), step-free or low-threshold entries, a walk-in shower rather than a tub-step combination, first-floor laundry, a main-floor master bedroom, and lever-style door handles rather than round knobs. These features don't make a home feel clinical, they make it feel thoughtfully designed. And homes with these characteristics tend to hold their value exceptionally well in the current market.

Section 4: The Financial Benefits of Downsizing

For many homeowners, downsizing is one of the most powerful financial moves available in all of retirement planning and it's one that is consistently underestimated. If you've lived in your Minnesota home for 10, 20, or 30 years, the equity you've built may represent a substantial and largely untapped asset. Consider a common scenario: a homeowner who purchased a home in the Twin Cities suburbs in 1998 for $180,000, maintained it well, and now finds it valued at $450,000 or more. After paying off the remaining mortgage balance, that individual may be sitting on $300,000 or more in net equity. Equity that, when a smaller home is purchased, can be deployed to fund retirement income, eliminate a mortgage entirely, or support a dramatically more comfortable financial life.
